Q. What type of rental properties do you manage?

Q. How do I receive my money & when will you send me statements?

A. The resident pays us the rent every month sometime between the first and fifth of the month. Most of these payments are made through the Tenant portal or by personal check. Since these payments are deposited into an escrow account, we have to insure that the funds are present to reduce the possibility of bad checks.

We also understand your need to get your money in a timely manner. Depending on the month, weekends and bank holidays, we will process ACH payments directly into your account on or about the 8th of the month. Once processed, funds are in your account the next business day.

You will receive your operating statement every month showing income minus expenses equaling cash flow. These statements are generally sent the same time the direct deposit is initiated. E-Statements are sent in a PDF format that requires the free reader from Adobe Acrobat to open, view and print for your records

Q. What are your policies on rent collections?

A. All rents are due on or before the first of the month. Further, regardless of holidays, weekends or acts of God, any rent received after 11:59 PM on the fifth of the month will incur a late fee. Mailing the payment does not constitute payment – we must receive it in order for it to be considered paid. For any rent not received before the fifth of the month, a 3 day pay or quit notice will be posted immediately. Some cases may allow a tenant some leeway with good communication and permission from the owner. If at any point after the 3 days of delinquent rent, the owner would like to begin the eviction process, we will use our designated attorneys to begin the eviction process. The court costs, attorney fees and/or administrative fees are to be reimbursed by the tenant when they pay the past due rent.

Q. What do I need to know about maintenance of my property?

A. The management agreement sets the parameters in which we can operate on your behalf. Since you are the owner of the property, you have a legal responsibility under state law to maintain the house in good condition at your expense. You cannot expect the resident to pay for repairs that are not their fault. Owners preauthorize us to perform up to $250.00 of maintenance on the property without express consent. Any time the cost per repair or sequence of repairs exceeds that amount, we must secure your permission. It is very important for us to maintain excellent communication with the owner. In the case of an emergency, we will use every means available to us to contact you. However, if we are unable to do so for whatever reason, we will only perform maintenance to the extent that is required to protect life and/or the property.

Q. What is the amount of security deposit required?

A. A minimum of one month’s rent is required as a deposit for qualified applicants. However, there may be a higher deposit required based on the applicant’s previous rental information. The final decision of the deposit amount is determined by the Property Owner.

Q. What happens if we need to evict the tenant?

A. We have an excellent track record of providing the highest quality of tenants to property owners throughout the Los Angeles area for many years. However, at times, an eviction is necessary. We will take care of the entire process by utilizing our legal resources. We will prosecute the tenant to the fullest extent of the law and as efficiently as possible. Providing you with a quality tenant that pays on time is the objective.

Q. How would a potential renter find you?

A. We use various traffic generators, such as internet marketing, search engine placement, print advertising, direct mail, local advertising and word of mouth.

Q. How long does it take to locate a tenant?

A. Usually we can locate qualified renters within 7 – 21 days of listing a property. Often it is contingent on the following factors:
  • The appearance of the listed home or rental unit
  • The rental price is comparable to that of the surrounding market
  • The availability of the unit for showings

Q. How do you handle maintenance?

A. Our staff is available 24 hours a day 7 days a week to take care of emergencies. Any non-emergency repairs or concerns are determined and handled in a timely manner. We oversee each property; provide maintenance and repairs in the best interest of the owner. We understand that maintenance problems can be frustrating and we promise to work as efficiently as possible to correct them for you.

Q. Can you sell my rental house, condo or apartment?

A. A. Absolutely! Whitetail Properties is a full service licensed Real Estate Brokerage. This gives us access to many of the area’s top Real Estate Sales Specialists. Additionally, we are a member of the local Board of Realtors, where all listings are featured in the Multiple Listing Service (MLS). The MLS is the software system that members of the local Board of Realtors go to find information on any apartment, condo or home sale inquiry for their customers. Thousands of local Realtors have access to our listings and can show our properties.
